HO-3

The most common Florida homeowners form. Open peril on dwelling, named peril on contents.

Coverage A: Dwelling

What it covers: Main structure. Open peril coverage.

Typical: Set to rebuild cost (not market value). Updated annually.

Watch for: Under-insurance exposure if cost to rebuild exceeds limit. Consider extended replacement cost endorsement.

Coverage B: Other Structures

What it covers: Detached garages, sheds, fences, pool cages.

Typical: 10% of Coverage A.

Watch for: Pool cages often exceed sublimit. Verify at renewal.

Coverage C: Personal Property

What it covers: Contents: furniture, electronics, clothing.

Typical: 50-70% of Coverage A.

Watch for: Sublimits on jewelry ($1,500), firearms ($2,500), cash ($200-$500). Schedule valuable items.

Coverage D: Loss of Use (ALE)

What it covers: Additional living expense when home is uninhabitable.

Typical: 10-20% of Coverage A.

Watch for: Can exhaust during lengthy restorations. Document pre-loss standard of living.

Coverage E: Personal Liability

What it covers: Third-party injury or property damage you cause.

Typical: $100k-$300k.

Watch for: Standard limits insufficient for many homeowners. Umbrella policy recommended.

Coverage F: Medical Payments

What it covers: Medical bills for guests injured on your property.

Typical: $1k-$5k.

Watch for: Separate from Coverage E. Covers regardless of fault.
