Twelve roofs in two days is not twelve investigations. It is a route. And the tell is that the reports will read alike, because they were produced alike. Identical findings language across twelve different roofs, with twelve different ages, orientations, and products, is itself a finding, and it is the one thing a homeowner can develop without hiring anybody.

The second thing is that mid-Broward tract stock from 1995 to 2005 is now on its second roof or overdue for one, and the carrier knows that. Age is the story they want to tell. Do not hand it to them by leading with granule loss. The HOA piece is a real advantage here and almost nobody uses it. Communities with architectural control have written standards requiring matching profile and color. Get those standards in writing. A matching argument backed by a recorded document is a different animal than a matching argument backed by an opinion.

Two pinhole patches in twelve months is not two coincidences. It is a system telling you it is finished. Most forms exclude the cost to repair the failed pipe itself, cover the resulting damage, and separately cover the cost to tear out and replace the part of the building needed to get to it. Under a slab, that access cost is usually the largest number in the claim, and it is the one people forget to claim.

The adjuster wrote the reason down. That sentence is the whole correction and it should go in the first line of the letter: an adjuster who did not access the roof did not scope the roof, and a scope written for a product the building does not have is not an estimate of this loss. "Could not get on it safely" means send someone who can. The delta is not marginal. Tile systems run several multiples of a shingle roof, and on a six-figure replacement cost the error is the claim, not a line item.

What I would tell that homeowner: do not let anyone tear off before it is documented, do not sign with the first person who knocks, and get your own inspection with test squares and a control slope.
