Is it Coverage A or Coverage B? Other structures means structures separated from the dwelling. A screen enclosure attached to the house, sharing a wall and a roofline, is not obviously a separate structure. That is a real argument and it is worth making before you accept the 10 percent bucket, because Coverage A limits are usually many times larger.

Then the depreciation, which is where the near-zero number falls apart. Aluminum framing does not have a short service life. Anodized or powder-coated aluminum in a coastal environment lasts decades and is routinely still standing at thirty years. A depreciation figure approaching total implies a life expectancy nobody would defend in writing, which is why you ask them to put it in writing. Send one request: identify the useful life applied to the aluminum framing, the source for that figure, and the age used.

And do not forget code. A rebuilt enclosure has to meet current wind load requirements, which usually means heavier framing and different anchorage than what was there. That is an ordinance or law item, and on enclosures it is frequently a large one.

First, confirm what was bought. Sinkhole loss coverage and catastrophic ground cover collapse are two different things, and they are not close. Catastrophic ground cover collapse is extremely narrow and requires, among other conditions, that the structure be condemned and abandoned. Sinkhole loss coverage is broader and is optional in Florida. Read the declarations page before you read anything else, because if they only have the catastrophic version, this conversation goes a different direction.

Second, look at whether they actually investigated or just opined. Florida Statute 627.707 governs the investigation of sinkhole claims and requires the insurer to engage a qualified professional engineer or geologist. Florida Statute 627.7072 sets testing standards. Florida Statute 627.7073 governs the reports. So the request is specific: the full report, the credentials of who authored it, what testing was performed, and how it complied with 627.7072. An opinion that the cracking is normal settlement, unsupported by the testing the statute contemplates, is not an investigation.

Fourth, and this is the lever almost nobody uses: Florida Statute 627.7074 provides a neutral evaluation program for disputed sinkhole claims, administered through the Department of Financial Services. It is a specific, free, statutory process built for exactly this dispute, the neutral evaluator is selected from a state-maintained list, and carriers participate.
